651 residential units

Project Summary

With 651 residential units spanning four buildings with a shared, three-story underground parking garage and two floors of amenity spaces, the Lumina project was built for developer Tishman Speyer and features two eight-floor buildings (Plazas A and C), one 42-floor building (Tower B) and one 37-floor building (Tower D). In total, there are seven penthouse units at the complex with four Wireless Access Points (WAPs) each and a Nest climate control system.

The amenities in this high-end development include a roof garden, pool, spa, sauna, steam room, fitness room, theater, lounge, children’s play area and rock wall. The parking area features unique elements, including 25 smart electric vehicle chargers, a valet parking service and car stackers roughly 25 feet underground to maximize space for resident car owners. Because much of the gym equipment is electrified at Lumina, CEI also connected the equipment to a shared network to allow residents to challenge one another in virtual races while at the gym.

The custom pendant fixtures located in each of the tall Tower lobbies are notable, with each fixture having been altered based on a detailed geometric analysis by CEI and installed starting from the middle of the complex design to achieve a truly custom finish.
