Project Summary

Cupertino Electric was the design/build electrical engineering and construction contractor for this high-density residential project, which includes several high-end features. The Madrone Mission Bay project in San Francisco is a 650,000 square-foot, 16-story luxury condominium facility featuring 329 living units with 10,000 square-feet of retail space on the first floor and two levels of parking. During the project, Cupertino Electric performed the core and shell infrastructure, unit build-out, exterior and landscape systems, fire and life-safety systems, tele/data infrastructure, tele/data unit build out, and subcontracted out security to McMillan Security Systems. The lighting package at Madrone was both high-end and efficient, containing customized light fixtures in the lobbies and gathering areas accented with modern European lighting.

The Madrone facility boasts an elaborate landscaped pool deck and spa area complete with lounge, kitchen, movie theater, alongside sauna and fitness amenities for residents. With gated parking, and a third-floor podium-level deck with fireplace, barbeque area, swimming pool and spa, the residents can enjoy the nearby view of China Basin.

A Unique Relationship
As with its other high-density residential projects, Bosa Development Company assumed the role as construction manager to work with mechanical/electrical/plumbing (MEP) and concrete contractors directly. This collaborative approach meant that Cupertino Electric helped create, design and construct this facility alongside other key tradespeople. Because this was Bosa’s first design/build project, it required a good deal of coordination and scheduling expertise.
